Luxury 2 storey villa.
* Only 7 miles West of Disneyworld. * 4 bedrooms, 2.5 bathrooms. * Sleeps 8 to 10. * Fully air conditioned. * 51 inch wide screen cable TV. * Selection of books and board games. * Selection of children’s fancy dresses * Own 26 ft. by 12 ft. pool. * Extended enclosed deck. * Front line location on Polo Park East Golf course. * Peaceful position by Lake Davenport. * All linen and towels provided. * FREE use of safe, cot/crib, high chair and stroller. * FREE use of Hi-speed wireless internet. (Guests must provide their own wireless enabled laptop)
Our luxury two storey villa located on Esprit. On a quiet residential community. Our villa (approximately 2000 sq ft) comprises of 4 bedrooms and 2.5 bathrooms and is set in well maintained gardens.
A spacious downstairs open plan great room, comprises of a lounge which has three sofas, coffee table, side tables and table lamps. A 51 inch wide screen TV, VCR, DVD player and stereo Hi-fi unit together with a number of DVD's, videos and CD's. It also has a family entertainment area complete with a full size pool table. The formal dining area features a large glass topped dining table with seating for 6 people
There is also a separate guest toilet and garage access.
The downstairs master bedroom comes with a queen sized bed, en suite bathroom and shower, hair dryer, walk in closet, dresser, ceiling fan, radio alarm, 28 inch cable TV and patio doors leading to the pool deck. Upstairs there are three bedrooms, one double and two twin rooms which share their own family bathroom, shower and toilet. One of the twin rooms is equipped with its own TV and Play Station 2 games console. The other twin room is a ' dolphin themed' room with cable TV and the double also has cable TV
All linen and towels are provided. Please provide your own for the parks and beaches. The fully fitted kitchen is complete with a large fridge/freezer with ice and cold water dispenser, microwave oven, stove, toaster, electric can opener, coffee maker and dishwasher and all cooking and dining utensils. There is also a breakfast nook complete with table, four chairs and a complimentary high chair. There are also patio doors which lead out to the pool deck. The fully enclosed extended pool deck has a 26ft totally south facing swimming pool complete with new pool furniture comprising 4 cushioned loungers, 4 cushioned dinette chairs and octagonal table.
There is a covered lanai which leads from the pool deck into the villa. All pool access doors comply with local regulations and are equipped with alarms to prevent children from entering the pool area unsupervised.

At the entrance to Esprit there is a bank, petrol station, Subway outlet, bakery, hairdressers and gift shops.
Close by are the large Publix and Winn-Dixie supermarkets are both under three minutes away and a new nearby Wal Mart 24 hr superstore
There is also a small public library nearby which allows guests 30 mins per person free internet access per day.
There are also numerous take-away food establishments close by, many of which will deliver to the villa.
For the convenience of guests with young families, we also provide a complimentary crib/cot.
Esprit has a large communal swimming pool with cabana and sun deck.
It has its own tennis and basket ball courts and is ideally located for lakeside walks and picnics.
The community is in an ideal location being at the Western end of the US 192 offering quick and easy access to Disney and all the other
Orlando attractions.
Its central location means it is almost equi-distant from the East and West coast beaches.

Rental Policies:
Payment
For all rentals, a non-refundable deposit of £200
per stay is due with a signed Booking Form.
Upon receipt of your deposit payment, we will
forward a receipt for your deposit and confirmation
of the balance due date.
Payment of the final balance, fee for pool heat
(where applicable), together with the refundable
security/breakage deposit is required 8 weeks or
before your arrival date.
If a booking is made within the 8-week period, full
payment must be received before the booking can be
confirmed.
We will forward to you an arrival pack, which will
include:
A final receipt, your arrival details, directions
to the villa and information regarding how to
access to the villa
Please note that payment terms are different for
our Special Offers (see section below).
Cancellations must be confirmed to us in writing.
The cancellation charges will be made as follows.
Date of cancellation prior to full payment.
• Deposit is non refundable.
Date of cancellation before arrival date (date as
per postmark)
Cancellation charges as follows (booking deposit
will be deducted) after full payment has been made.
• 8-5 weeks 50% deducted
• 5-3 weeks 75% deducted
• 3 weeks – up to the arrival date 100%
deducted
These charges are necessary since once a booking is
confirmed by taking a deposit, we decline all
future enquiries for the period booked.
We strongly recommend adequate insurance to cover
possible cancellation as soon as your reservation
is confirmed.
Security Deposit
We require a refundable security/breakage deposit
of £150/$250 to be paid at the time of your final
payment.
Special Offers
Occasionally, we will advertise ‘Special
Holiday/Vacation Offers’
The discounts offered for these 'Specials' means
that we will require full payment for the Special
Offer rental, pool heating (where applicable), in
advance in order to confirm the booking.
